What the Gas Safety Certificate includes

Your Gas Safety Certificate (also known as a Landlord Gas Safety Record or CP12) includes:

  • Engineer’s name, Gas Safe ID and signature
  • Dates of inspection and next due check
  • Property and landlord details
  • List of appliances and flues tested
  • Notes on any defects or remedial actions needed

Your tenant needs to receive their copy within 28 days. As a landlord, you must retain your records for at least two years.

Why landlords need a Gas Safety Certificate

By law, every rented property containing gas appliances must have a valid certificate. You must provide it:

  • Before a new tenant moves in
  • To existing tenants within 28 days of the check
  • Every 12 months to maintain validity. The inspection can be done up to two months early to keep expiry dates aligned

Failing to comply can result in fines, and even criminal charges. You may also be unable to issue a Section 21 notice for eviction if your Certificate isn’t up to date.

Yes. If you rent out multiple properties with gas appliances, each one must have its own valid Gas Safety Certificate. They must be issued annually by a Gas Safe registered engineer.

You’re still legally responsible for arranging the gas safety inspection. Keep records of your attempts to gain access (letters, texts, emails), and show that you’ve made reasonable efforts. You may need to reschedule or seek legal advice if your tenant continually denies access.
